Role title:           Development Manager Europe – Real Estate

Location:           London

 

Role Purpose and Accountabilities:

This position is responsible for two key functions in the corporate real estate team:

  • Acquire real estate in key markets in line with business strategy
  • Develop acquired real estate, and/or existing real estate, from concept and planning through to completion in line with the business strategy

 

  • Site identification and selection in new and existing markets in line with the strategy
  • Coordinate with agents, brokers, etc. as well as undertake own research to identify development opportunities
  • Negotiation and acquisition of new sites
  • Drive the detailed feasibility analysis for all development opportunities to assess key metrics such as IRR, yield, payback, net valuation uplift etc.
  • Commencement for all development opportunities, alongside the wider Colt internal and external consultant teams, through to obtaining planning permission (including being part of the procurement of the same alongside Colt Procurement)
  • Liaise with local authorities, network and utility providers, design consultants
  • Providing all the information required to support the preparation of the business case for SMT/Board approval
  • Handing over the approved business case to the Colt Delivery team for the construction phase and switching from full development ownership to support function (“watching brief” ensuring business requirements are met)
  • Identify expansion opportunities on existing sites through power upgrades of existing space and/or  developing new space
  • Coordinating with internal sales, legal, design, procurement, cost and operations teams to maximise potential from the proposed development
  • Assess feasibility of sale and lease back opportunities
  • Intermittent international travel required

 

What you’ll need to succeed:

  • Ability to work in environment requiring multi-tasking and working against deadlines
  • Strong interpersonal and communication skills at all levels of the organization and with suppliers
  • Must be adaptable to work under many circumstances – self-directed, on teams, cross functionally, by project, etc.
  • Must be able to demonstrate an excellent understanding of the commercial metrics which drive a successful development
  • Data centre, or similar high-tech (pharmaceutical/manufacturing), experience required
  • Excellent analytical skills with understanding of real estate finance and discounted cash flow analysis
  • Demonstrably strong negotiation skills
  • Ability to balance strategic thinking with tactical needs
  • Creative thinker and demonstrated ability to champion innovation
  • Demonstrated ability to lead project/design teams
  • Excellent relationship building skills
  • Demonstrated ability to work in a collaborative manner
  • Excellent verbal and written comprehension skills
  • Advanced degree in, real estate, law, business or equivalent is preferred
  • Several  years of progressive corporate real estate experience
  • Experience within a global organization and international remit
